Shouldn't planning come before zoning, and is that not the purpose of Dedham's Master Plan?
Shouldn't home owners who invested their futures in Dedham have confidence that the town is vested in the Master Plan?
"Crafting zoning by project" was a phrase used during discussions. Is that what we want our residential areas subject to ?

With all of the confusion on the Article did anyone really understand what they were voting for?
Why did the presenter of the article not disclose:
That there was an alternative option more in line with Mass law
That Town Counsel had flagged the article wrt possible conflict with Mass laws regarding uniformity
That the bylaw presented allowed developers to bypass normal town processes with respect to building height
That the bylaw as written realistically targets only one property benefiting just one developer
That the Planning Board approved the consolidation of multiple residential properties for the developer that provided the opening for this bylaw a few years prior to the article in 2022 being brought forth

Other than acknowledgement, why has the Campus developer not responded in over a month to an information request regarding:
The Expense Side of the project impact balance sheet?
The roles, titles, and dates of the opinions of the air quoted "experts" identified in a presentation?
An electronic copy in compatible format of the proposed plans?
Where are the "amenities" in the plan?
Who will pay for the massive infrastructure upgrades required of the town prior to project completion?
Who will pay for the upfront costs required to provide space for new students (likely at Riverdale) ?
The town obviously has to invest upfront to allow the opportunity. How much is the upfront investment and when would the town see a return?
Will the town have to expand its emergency services, and if so to what degree?
What are all of the hidden costs residents will have to pay?
How are an estimated 1,800 vehicles going to be managed in an area already challenged with significant traffic issues?
How does an incremental build out work with the site consisting primarily of bedrock & wetlands with the utility needs not being clearly defined?
Why was the property never built on before?
