Sounded great, but did anyone look at the plan closely???
The presenter mentioned Live, Work, and Play in the same area - The plan only shows lab space and residential in the exact 60/40 ratio required. Where are the proposed amenities? Are we seeing only part of the plan? If not then why did the presenter mention amenities like retail or Trader Joes at all?
A news article about the project describes "Option 2" as trading R&D space for a hotel. Since the plan shared to town boards shows Life Sciences to Residential in the exact 60/40 required ratio, does not "Option 2" imply that the developer is already planning to entice the town to change the existing ratios with "potential" additional revenues? Will Town Meeting be involved with such a decision?
The small unreadable table in the upper left hand corner describes roughly 1,800 cars and buildings up to 6 stories in height. Residential (tan) and lab (light blue) only described and displayed. What about all of the trucks and service vehicles required for daily support of the Campus? Where is the rest of the table and plan???

Incremental development was promised to minimize risk and environmental impact. How can anyone realistically claim this site can be “incrementally developed” when doing so would require blasting away acres of bedrock and disturbing extensive vernal wetlands—all while residents, existing life sciences and "tough tech" facilities remain in place? Residents, Life Science, and "Tough Tech" companies with highly sensitive instrumentation and computer systems will not tolerate incremental blasting.
Will utilities be expanded incrementally to meet the project’s evolving needs—leaving the town to continually bear the burden of adapting and supporting those changes?
60/40 ratio - How will such a ratio be managed, maintained, and enforced to protect abutting neighborhoods through time as pieces of the property change ownership?
Impervious surface area becomes HUGE! Will stormwater be released into the vernal wetlands or will Dedham residents share the increased costs of MWRA sewer usage?
