Revenue: Today? Tomorrow? WHEN?
We have only seen the Gross Revenue side of the balance sheet
Developer has not responded in over 2 months when an acknowledged email request was made for NET revenue after deducting the projected costs to the town.
Any measure of the sky high projection will not be realized for many years
The $10 million dollar revenue projection seems to reflect a plan not presented that trades R&D space for a hotel. This presumptuously assumes the town would approve a favorable change to the 60/40 ratio.
Costs to town & who will pay as basic services MUST be in place before ANY revenue can be generated Dedham residents will have to "Pay before we play"
Schools: Significant enrollment increase at Riverdale would be expected. Can the school handle it, and where will the funds come from to provide room for the new students in pre-emptive anticipation of new students arriving? Student costs to town currently exceed $23,000 per student annually
Water: The existing water main capacities are unlikely be able to handle the massive volume increase in demand and will likely need upgrading resulting in major roads throughout town being dug up. The District already requires supplementation by the MWRA at 2x the cost of local water. Increased MWRA usage will mean residents will have to share the costs forever of the increased dependency on the MWRA. The closest MWRA access is on the far side of Dedham square from the proposed site. MWRA went off line due to contamination about 2 years ago, luckily DWWD was able to avoid an "Order to Boil" for Dedham by covering with our local water
Electricity: Look at the telephone poles at the Staples intersection and along Common and West Streets that can barely handle the burden now. As significant more power infrastructure is built and energy consumed we all share in the costs.... forever whether the project succeeds or not.
Cell phone: Connectivity very poor in this area of town
Internet: The massive internet trunks that would need to brought in are going to come from where and be suspended on telephone poles or brought in under our existing streets? Are they going to pay for entire street repaving when the roads are dug up?
